Responsibilities:

1. Devise procedures to inspect and report quality issues in the tower, podium, meeting rooms, and public areas.
2. Monitor all operations affecting quality and advise on effective solutions and procedures to enhance standards.
3. Supervise and guide the team for optimal use of FFE and assets; conduct training if needed.
4. Ensure the reliability and consistency of maintenance by checking processes and final outputs.
5. Report all malfunctions to the engineering team, contractors, or owners to ensure immediate action.
6. Facilitate proactive solutions by collecting and analyzing quality data from BMS and automation systems.
7. Review current standards and policies of WAL and ensure their implementation across all aspects.
8. Maintain records of quality reports, statistical reviews, and relevant documentation.
9. Provide method statements for executing maintenance activities.
10. Ensure all legal standards are met for new projects, modifications, and daily operations.
11. Coordinate with external third parties to certify critical systems when needed.
12. Conduct daily on-site inspections and submit reports to DOE.

Overview

The Lead Maintenance Technician (LMT) is responsible for the repair and maintenance of bicycles/bicycle racks, fitness equipment, popcorn machines, arcade machines, microwaves, refrigerators, dehumidifiers, open face coolers, chiller refrigeration units, washer/dryer appliances, and small appliance maintenance/repair used under recreation services and lodging programs as specified in the Performance Work Statement. The LMT reports to the Assistant Site Manager and functions as a Facility Manager.

Responsibilities

• Responsible for the repair and maintenance of fitness equipment, appliances, and machines located in recreation and lodging services facilities as specified in the Performance Work Statement.
• Perform as Facility Manager and coordinate with department managers, Lead Cleaning Technicians, and other designated Facility Managers to ensure cleaning and maintenance duties are accomplished in assigned buildings in accordance with the PWS.
• Responsible for escorting/monitoring other country national employees and vendors in accordance with the performance work statement.
• Communicate and uphold company standards, lead by example, work as a team, and provide well-maintained equipment and facilities.
• Prepare reports, complete lodging maintenance inventory, enforce safety and performance standards.
• Create and track all work orders, identify needed parts and tools, and prepare accurate purchase requests.
• Perform work in a manner that maintains a clean, neat, and professional appearance while ensuring satisfactory facility and equipment conditions.
• Perform maintenance and repair work on fitness equipment, bicycles, bicycle racks, popcorn machines, arcade machines, microwaves, refrigerators, washers/dryers, and open face coolers.
• Provide driving and loading/unloading assistance with deliveries of supplies, bottled water, and newspapers.
• Maintain a safe, clean, sanitary, healthy, and professional environment, free of dust, clutter, and trash.
• Maintain a comprehensive, flexible, and properly documented training program.
• Safeguard all government and contractor property, including facilities, equipment, and tools.
• Accurately execute company time reporting procedures and complete timesheets.
• Supervise a team of OCN maintenance technicians.
• Perform other duties as assigned.

Working Environment

• Work will be inside and outside.
• Exposure to cold, dust, noise, and chemicals may occur.
• Overtime and shift work may be required depending on contractual needs.
• Comply with all regulations and work rules, and follow written instructions.
• Task-specific training will be provided as required.
• Must be prepared to support U.S. interests in a wartime environment.
• 100% overseas assignment.

Qualifications

Minimum Qualifications

• Two-year vocational school certificate in maintenance technologies, military training, or equivalent preferred.
• High school diploma or equivalent.
• Valid U.S. Passport and U.S. Driver's License required.
• Capability of obtaining an Air Force flight line driver's license and driving a manual transmission.
• Must possess a valid Secret or Interim Secret clearance prior to offer.
• Fluent in English reading, writing, speaking, and understanding.
• Able to pass employment and deployment qualifications, including psychological, medical, dental, drug tests, and background checks.
• Successful completion of CBRN defense training, including fit testing of protective gear.

Experience

• At least one year of maintenance experience with knowledge of electrical and HVAC principles, providing professional customer service.
• Experience as a forklift driver and HAZMAT training preferred.
• Military contingency environment experience and government contract knowledge preferred.

Skills

• Good communication, teamwork, and customer service skills.
• Proficient with basic tools and instruments for repair, diagnosis, assembly, and calibration of equipment.
• Ability to operate audio-visual equipment.
• Skilled with Microsoft Office programs.
• Willing to work long hours to meet mission requirements.
